    Yes, a $400 nonrefundable pet fee; pets cannot exceed 40 lbs. Restricted breed restrictions apply
  4. What must I bring with me to tour an apartment?
    Valid government issued picture ID (18 Years and over)
  5. What are your fees and monthly charges?
    Application fee of $40/ $45 (joint application); $75 administrative fee at the time of application Security deposit varies depending on floor plan chosen; monthly rent as listed on signed lease and additional fees may be added such as covered parking, storage and garage
  6. What are the income and credit qualifications?
    Income must be equivalent to three times the amount of the monthly rent or over; positive credit, rental history, no felonies or evictions
  7. What is acceptable “proof of income” to sign a lease?
    Three recent check stubs, W-2’s, Offer letter from employer
  8. What happens if I qualify for an apartment, but my roommate does not?
    A new cosigner may be obtained/must qualify or under rental criteria
  9. Is my security deposit totally refundable?
    Deposit is refundable; determining final move out and fulfillment of lease term
  10. If I get a job transfer, can I break the lease?
    A thirty-day notice is still required and must be given on or before the 1st in writing; A reletting fee of 85% is due for breaking the lease contract; resident is still responsible for rent until a qualifying leaseholder takes over the unit
  11. Can I change to a month-to-month lease plan after my first year?
    Yes, Market rent will apply plus an additional Month to Month fee of $200
  12. What utilities are included in my lease?

  14. Do you accept leases for short terms?
    A minimum of three month lease are acceptable; additional $200 short-term lease applies monthly as well
  15. Am I required to have renters insurance?
    No, but it is recommended

  18. If something needs to be repaired in my apartment, how do I report it?
    All service requests are submitted to our office by phone, email or in writing
  19. When is my rent payment due?
    The 1st of every month

    The 4th of every month
  21. Will you accept electronic payments from my bank?
    Not at this time
  22. Is there a place where I can pay my rent after office hours?
    Our rent drop slot
  23. There is a person who might be staying with me for a while, is that permitted by the lease?
    Yes for more than 7 consecutive days without our prior consent, and more than twice that many days in a month. Applicants over the age of 18 must fill out application; application fee will apply
  24. Do you have reserved parking?
    Yes, $20 monthly fee
  25. I have a motorcycle, where can I park it?
    Any open parking space; $20 additional a month for a reserved covered parking
  26. My children live with me in the summer; do I need to notify your office when they arrive?
  27. Can I install my satellite dish at my apartment?
    Yes, apartment must have a patio/balcony and be facing south in order to receive a signal. Additional deposit of $150 is required as well as renter’s insurance of $100,000. Satellite dish must be professionally installed inside patio/balcony

    Yes, 10x10 storage room rentals available onsite for an additional $50 monthly
